Specialist commercial property solicitors for landlords, tenants and owners

Our commercial property solicitors advise on transactions and agreements for buildings, land, and major development projects across the UK.

For most privately owned, non-profit and public sector organisations, the commercial property element of running a business involves a substantial financial commitment. Understanding and reducing the risks, managing liabilities, and obtaining preferable terms require expert advice and support, whether you are a small business leasing an office, or you are managing a large property portfolio.

Recognised by The Legal 500 for our expertise within the real estate sector and committed to completing projects on time and within budget, regardless of deadline constraints, our team delivers clear, cost-effective, pragmatic, and tactical advice, tailored to your specific requirements and commercial objectives.

We routinely advise a wide range of clients, including investors, construction companies, landowners, developers, property management companies, educational establishments, charities, and care service providers, on the drafting and negotiation of leases and associated documentation, business lease renewals, and court proceedings.

Our expertise also extends to leasehold property legal management, covering aspects such as rent reviews, break notices, dilapidations, and licences to assign, sublet or carry out alterations.

The Commercial Property team is closely supported by our other specialist practice areas, including Property Litigation, Corporate & Finance, Commercial, and Employment and HR, enabling us to provide support for your business across the whole spectrum of relevant legal services, ensuring smooth and efficient communication at all times.

Our Commercial Property team of legal experts and Legal 500 recommended lawyers has a national reputation for dealing with high-value and complex development work.

Having advised on projects across a wide range of market sectors, the team carries a wealth of knowledge and experience of industry specific issues affecting the property transactions and agreements involved in different sectors including energy, healthcare, manufacturing, housing estates, and sport.

Examples of our work:

  • Acted on one of the largest distribution centres in Europe, currently being used for Marks & Spencer.
  • Dealt with the development of a harbour in Cornwall, turning it into an ASDA superstore and a major retail park with multiple tenants.
  • Acted for PM Wrigley & Co Limited in the acquisition of a property in Nottingham on an estate. The property value was over £5m and involved extensive due diligence on the site and the occupational lease, along with some complex property management investigation.
  • Acted for the owner/developer of a major new retail development valued up to £5m in Mansfield to negotiate the proposed lease for a conditional agreement with a major anchor tenant supermarket chain.
  • Acted on behalf of a property investment company who were selling their interest in the freehold of a large Tesco site in Oldham with an additional parade of shops. The deal was the sale of the entire issued share capital of the holding company for £53.9m and involved a large amount of due diligence on both the main Tesco site, the parade of approximately 18 shops and a long leasehold residential element.
