Our residential conveyancing specialists help to ease the pressure by taking the time to fully explain each step of the process and keeping you up-to-date throughout.

The process of selling your home will involve:

Enquiries

The buyer’s solicitor may ask various questions about the property after the initial agreement contract has been signed. We will discuss these questions with you before answering them directly on your behalf.

Exchanging contracts

The buyer will also be ensuring that finance is available to purchase the property and instructing a surveyor to carry out an inspection of your property on their behalf. Subject to everything being in order, you will be contacted by a member of our conveyancing team to arrange for you to sign the contract. When the buyer has signed an identical contract, these will be exchanged. This is the formal commitment for you to sell and the buyer to purchase the property on the terms agreed. At this stage, your completion date will be agreed. This is the date that you must leave the property.

Completion

Completion will only formally take place when the sale proceeds have been received by our conveyancing team on the completion day.

At this point, what was your property now belongs to the buyer, the title deeds to the property will be passed over and any mortgage and fees due will be repaid out of the monies received.

The money left, known as the balance or equity, will be sent to you unless this is being used to buy another property.

Our team will also regularly liaise with the buyers’ solicitors to ensure that any issues are dealt with immediately to minimise unnecessary delays.

Having extensive experience in dealing with both the sale and the purchase of properties, provides us with a detailed insight of the most common issues that can arise on either side during the transaction.

Knowing the initial signs that we need to watch out for, enables our experts to foresee many problems before they emerge, allowing us to provide you with an efficient and transparent service with no unnecessary delays to the conveyancing chain.

Our reputation for high-level client support has led to many well-known Midlands estate agents appointing us as their preferred conveyancing partner.

We are also a member of the Law Society’s Conveyancing Quality Scheme, which is an accreditation that guarantees that we are providing you with the best conveyancing service achievable.
